Проведено дослідженнядіючих ринковихспособів фінансування житлового будівництва, оцінені їх переваги та недоліки з огляду на інтереси учасників процесу будівництва.
Проведено исследование действующих рыночных способов финансирования жилищного строительства, оценены их преимущества и недостатки, учитывая интересы участников процесса строительства.
The article deals with the analysis of existing market mechanisms for financing housing through the involvement of private investments to determine their strengths and weaknesses in relation to all the participants of the construction and the selection of the optimal method of financing housing/ The state of the industry as housing is highly dependent on the current system of financing the construction. According current law, investment and housing finance funds nationals may be made only through funds construction financing (FCF ), real estate funds (REF), collective investment institutions (CII) and the target by issuing bonds, obligations under which is done by passing the object (part of the object) housing. By legislative ways to buy home connected with an increase in risk in the investments. The most optimal and applied today is construction financing funds and the issuance of non-interest (target) of bond developers. Modern residential construction is regulated by a large number of pieces of legislation that are quite disparate and contradictory. They are trying to regulate some aspect, while the situation in the domestic housing market needs to develop a comprehensive mechanism for solving the problems of the industry, such as: insufficient supply of housing; high cost of construction; unreasonable increase in housing prices; focus on affluent consumers; lack of state control and the lack of guarantees for the implementation of investment agreements; monopolization housing industry investment holding. Having identified and generalized problems necessitates further research to resolve them.
